Finding a real estate investing coach to tell help you build a real estate investing business based on fundamental business and marketing principles is not as easy as you might think.

While creative real estate investing is often positioned as some sort of collection of "secret techniques", nothing could be further from the truth. Many of the techniques that are used by real estate wholesalers and deal makers are legal and financial strategies that have long been used in other industries, and in the commercial real estate investing world.

My name is Gogo Erekosima, and I'm an independent real estate wholesaler and house flipping coach.

In 2003, after spending about 2 years devouring every real estate investing book I could find (over 25 in all), visiting every real estate investing forum I could find, and generally wearing myself out playing Robert Kiyosaki's "cashflow" (with many people too scared to step up to real life deal making), I found a local real estate investor association(REIA).

While I was really excited at first, I soon found out that I had a new problem...

I was soon caught in the vise grip of a complete inability to decide what to do next and even what to study next. I was paralyzed!! Here's why:

• Every visiting real estate guru swore that his (or her) system was just great for the beginner.
• Each real estate investing coach scared the life out of me with how many ways I could go to jail if I didn't use their contract
• Every single real estate mentor made it seem as if knowledge of their secret techniques was the crucial ingredient in my actually completing my first house flipping deal

I had decided to spend all the money I had at the time ($2,000) on a private coaching program that focused on sandwich lease options. Day after day, I ran out looking for property that I could buy, spent hours getting cursed out by FSBO (For Sale By Owner)sellers, or calling newspaper ads to speak with sellers who had no interest whatsoever in buying themselves a tenant.

Of course, since I'd spent my last $2,000 dollars paying for the private coaching, I had no money left to do any marketing or advertising with.

Only after I had spent months in that program did I realize my biggest mistake. It was not realizing that...

...and any real estate investing coach, guru, or mentor who tells you any differently doesn't have your best interests at heart!

Even if you're currently earning six figures at your job and feel like you're financially comfortable, I'd still tell you to start with a basic real estate wholesaling education.

Starting your real estate investing education with wholesaling fixes your buying habits and gives you competencies that will help you in virtually every subsequent strategy you adopt.

Everything else, you can learn from experienced transaction specialists at the point of the deal. Find a real estate investing club near you to get referrals/recommendations to these transaction specialists...that's it.
